02 — Why Development Begins Before Design

We don't begin by asking what can be built.

We don't begin by asking what can be built. We begin by understanding what SHOULD be built.

Before a single wall is drawn, Green Design Sydney studies the factors that actually determine what a site can support — and what it should support, once yield, buildability and approval risk are all weighed honestly.

04 — Development Process

The same discipline, on every development site.

01

Assessment

Your site's zoning, constraints and opportunities, understood before anything else.

02

Feasibility

Yield, buildability and approval risk tested honestly against real planning controls.

03

Strategy

A clear direction — the outcome that best matches your site's highest and best use.

04

Design

A development designed around that strategy, not fitted to it afterwards.

05

Approvals

DA, CDC or CC navigated directly, with risk accounted for upfront.

06

Construction Documentation

Documentation prepared to hand to your builder with confidence.

05 — Planning & Approvals

Every consultant, coordinated under one point of accountability.

Whether a project proceeds via Development Application (DA) or Complying Development (CDC), the approval pathway shapes what gets documented and when. We determine this early, then coordinate every specialist input the project needs to move through council with confidence.

Frequently Asked

Questions owners, investors and developers ask before starting.

Can I build a duplex?
It depends on your zoning, lot size, frontage and any council or state planning overlays. A feasibility assessment is the fastest way to know what your site can actually support.
CDC vs DA — what's the difference?
Complying Development (CDC) offers a faster, more predictable approval for projects that meet set criteria. A Development Application (DA) goes through council assessment and is required where a site or scope doesn't meet CDC criteria. We assess which pathway applies before design begins.
How many townhouses can my land support?
Yield depends on site area, zoning controls, deep soil and landscaping requirements, parking and setbacks. We test this during feasibility before any design work begins.
Should I buy this property?
We can't tell you whether to buy a specific property, but we can assess its development potential before you commit — zoning, yield, constraints and approval risk — so your decision is based on what the site can actually support, not just what it looks like on a listing.
How much land do I need?
Minimum lot size and frontage requirements vary by council, zoning and the type of development you're considering. A feasibility assessment against your specific site is the most reliable way to know what's achievable.
Can Green Design Sydney coordinate consultants?
Yes. We coordinate the specialist consultants a development requires — structural, civil, stormwater, traffic, landscape and certification — under one point of accountability, from feasibility through to construction documentation.
