What decides this one
General guidance on what controls of this kind usually drive, read against what you told us. It is not advice about your property, and it does not replace reading the instrument itself.
What Atlas did not check
- The title, easements, covenants and rights of way
- The section 10.7 planning certificate
- Flood, bushfire and coastal hazard mapping
- The land use table — what is actually permissible in this zone under this LEP
- The development control plan, which usually decides setbacks and privacy
- Any approval already granted over the site
- Unauthorised or unapproved work already built
- The building itself, its classification and its code compliance

What Atlas is good for
- Working out whether what you have in mind is even in the right ballpark for that block.
- Knowing which approval pathway you are probably looking at before anyone quotes you.
- Finding the heritage listing or acquisition layer that nobody mentioned.
- Sanity-checking what an agent told you, before you bid.
What it is not
- Not planning advice, and not a planning certificate.
- Not a statement that anything is permissible — that lives in the LEP land use table.
- Not a guarantee of approval. Nobody can give you one of those.
- Not a substitute for checking the controls against the certificate before you spend money.
